ELF LAND! NOT A DISNEY RIDE... A CONCEPT FOR A HOUSING DEVELOPMENT!
A POCKET NEIGHBORHOOD of "SMALLER' HOUSES"

                    FARMA FRIEND had an idea for a rebuilding of the housing/credit markets, and wanted to see what I thought of it, Housing developments made up of small cottages with low price tags! In the city you might do POCKET NEIGHBORHOODS, a dozen 'cottages' on an ample lot. Imagine l8  houses on a single large city lot! 36 gardeners working the orchard/ veggie area.
 
You could do this out in the boonies too. RURAL COMMUNAL GROUPINGS. We'd hope to see a forty acre parcel of Gentleman Farming with high priced raspberries, apples, strawberries, ---something valuable you can take to Beverly Hills posh market once a week.  Farm Zoning is often rigorously PROSCRIBED, ONE FARM per l0 acres, or 40 acres, totally their call, too. You need to make sure that the Village Council would let you do ONE FARM and 20 'worker' villas. They want to make certain the integrity of their region is preserved.

A friend wrote me: "Wouldn't it be wonderful if builders would simply build small, basic houses, two bed room, maybe options for a fireplace and one-car garage but Simple stuff! No libraries, decks, jacuzzis, fancy things, just good old living stuff. Hey, even go for one-bedroom cottages! Bedroom has a loft for kiddies and double bed for parents. Build them yourself. Reclaimed pine. Put them on wheels, drive them around America.

Then there's the 'rent with option concept. Imagine a world where we could get renters with option to own perhaps from lists of recent bankrupts. They can't declare bankruptcy for awhile, and this would give them a leg to rebuild on. Have them rent TWO years at least, and use a portion of the rent as a down payment. If they don't pay, well, you've got the house back. When the two years are up, charge them 1 to 1 and a half% over current lending percentages for their loan.

Hey, even require sweat equity on the rentals! Have the renters do the painting and landscaping!

To me, this kind of sounds like what Pa Ingalls did to get hold of his land when the west was opened up in pioneer days! (TV SERIES/ books "LITTLE HOUSE ON THE PRAIRIE"  He paid something down to the government, and agreed to stay there and farm it for a length  of time. At the end of the time (I think it was five years), he owned it! I bet there'd be a lot of people who'd like a small house!"

Very good idea, Miss Patricia Starteller says : "Lower income folks would love to have such a home if it could be priced under $100,000, meaning l0k down and low interest financing on the unpaid principal. But HOW do we get builders to create neighborhoods of these 'BASIC UTILITY HOMES?' Imagine a housing development full of these
50 x50 tiny lots, with these wee little cottages on 'em? Wouldn't it look like A DISNEY LAND RIDE, maybe called "THE ELVES' WOOD"? Who's gonna invest good money in ELFLAND? I'll tell you who. FARMER BUILDERS who do them in RURAL AREAS where the local township's BUILDING CODES don't impede multiple family dwellings in farmland areas. (Mostly they do impede it though.)  But if enough Farmers can no longer sell grain to THIRD WORLD as starving masses there want locally produced grains and all American charities are forced to buy U.S. produced grain right now and there's an uproar on this issue... farmers are going to need some other source of income. Selling lots and developing the back forty might take up the slack! But if you're stuck in the city, Urban wanna be farmers need only read NOVELLA CARPENTER to see how the famed teacher of urban back yard foodscaping manages her goats and bunnies as well. She teaches classes in this in Oakland.

Brit PAL WROTE ME: A brilliant idea. But with the system about to turtle up, builders could build small houses for less. Also, farmers could convert part of their unused land into allotments with five-year leases at peppercorn rent (some Brit concept) to local people to grow their own food; they could plough the land into 1/4 acre plots with paths between. For such ideas, groups of people need to take the initiative and get together to approach builders and farmers.
